    If the property is incomplete you run the risk of a valuer indicating that it is unsuitable for mortgage purposes.

    So there is no guarantee.
    If you take an unsecured loan (at higher rates than a mortgage loan) then you're right, you can usually do whatever you want with it.
    Equally, I'm not aware of an unsecured loan provider who won't ask the question "what is the money for".

    Ask a mortgage broker. People doing self-builds can get mortgages on the property that they are building, so you'll probably find a decent deal available to you. That may include clearing the mortgage on your current property or porting it to the one you're building. First thing you could do is phoen your current mortgage lender and ask whether they have any suitable product. They will want to know which property you plan to live in long term.
