HSBC -Life Time Tracker Special - Looking for some advice

Hi guys
I have asked for advice on a few mortgage products on here but never gotten round to actually changing my product over.
now I am extracting the digit and getting it done.
I have found the following offer and wonder what the general conciousness on it is.
HSBC - Life Time Tracker Special
Rate 2.19%
Set up fee £99
We are currently paying 4.6% Variable to Abbey
We have roughly 60% LTV

It's a lot lower than what you pay at the moment
It's very cheap to transfer
You've got a good LTV
Just check what the exit fees are if you're locked into this and your situations change, but from my eyes, it looks like a decent deal!
Just be careful in case rates rise to say 10% in 12 months time, could you still afford it?!Feb 2012 - onwards MF achieved
September 2016 - Back into clearing a mortgage - Was due to be paid off in 32 years in March 2047 -
April 2018 down to 28.00 months vs 30.04 months at normal payment.
Predicted mortgage clearing 03/2047 - now looking at 02/2045
Aims: 1) To pay off mortgage within 20 years - 20370 -
I must admit I've been very tempted by this deal myself. Definitely worth considering.0

No Exit Fees
If the rates rise silly amounts then I can move to another product

HSBC are cherry picking who they accept. So you need to be sqeaky clean and top credit rating.0
