Communication should always be set at a level appropriate to the target audience. I appreciate your audience participation.

You mean tell them what you want them to hear? BTW do you own a house outright or did you get out of property altogether in 2006?
I do not rent. I live in a property I own outright.
I managed to get out of property in 2006.

Can't what the problem is here. Its like the CML are admitting the majority of self cert loans were liar loans. If the majority are genuine then people previously going down this route should have little problem getting a mortgage. Its mainly about affordability and in my opinion criteria is pretty reasonable. I'm surprised that lenders are still happy to lend up to 5x joint.

I am sure we have debated that when prices fall less are able to buy not more.

    Certainly ironic.

...the mortgage industry has been alarmed at the prospect of excessive new formal restrictions, such as being obliged to demand that borrowers prove they can pay...
    MADNESS.

Why on earth should lenders ever demand borrowers to prove that old rubbish?
    FACT.

    booms 1985 -1989, 1996- 2007

Less people purchased in the busts and the stagnation After (1989 -1996 & 2007-ongoing) than in the booms.

There for the truth is more people can buy when prices are rising in real terms(not that I am advocating it )
Nominal and Real house prices are here.

I've already tried a conversation with this one, but on top of being another lying fantasist, it also changes the argument everytime you prove it wrong.
