I'm just in the process of changing my mortgage as the fixed term I was on is coming to an end. I've been advised that Northern Rock have the best deal for me at the minute, can I change years left on my mortgage to 10 years down from 12 or do I have to stay with the term i have?

Subject to their agreement , you can change it to whatever you like.Space available for rent0

Even without their agreement, assuming you can overpay you could simply modify your monthly payments to pay off in 10 years rather than 12.0
