Buying from deceased Family estate

Hi,
It might be better for me to speak to a mortgage advisor but thought i would ask here see if anyone has similar experience?
My great Aunt has recently passed away and left her house to my Dad and Aunt, we have been given the opportunity to but the property at a reduced value from what it is advertised( its advertised at £142950 and we can buy it for £120000) we werent looking at buying just yet but it seems like to good a deal to walk away from, however we only have a £10000 deposit which obviously isn't 10% of purchase price, my main question is though would we need a 10% deposit or would we be able to class the reduction in price as part of the deposit? clutching at straws i guess?
but if anybody has experience of buying from family any pointers would be great,
