remortgage indemnity insurance

Hello,
I am remortagaging and have been told by the legal firm I have to pay indemnity insurance to cover an area of land (about 8ft by 4ft) to ensure the new lender will have "Title Absolute" as I am only the proprietor (but have Title absolute on my house)
Surely when I purchsed the property (5 yrs ago) the original lender would have asked for this at that time? I understand it to be a one off insurance that has to be paid?
Can anyone help me on this please?
