mortgage help needed from people who know

I'm in the process of moving house and need to achieve the following but need to find the best deal for my situation:
  • current mortgage: £105k (£685/month/16 years 2.49% Coventry-variable flex)
  • current house price :£170k
  • new house price :£160k
  • extra lending req (if poss) :£28k
Coventry won't lend me more so have to move on

The £28k is for moving costs/debts/divorce settlement/

The house is solely in my name

My salary is £31000 approx

Paying off my debts makes me £300/month better off..

Have trawled all the sites but too confusing.

Any sensible advice would help

    The best advice would be to speak to a 'Whole of Market' broker as you state you have trawled sites but find them confusing.

    The better the advice you receive the better the deal will be for you

    At over 80% LTV you will not be on a rate similar to the one you are on at present.

    You mention £300pm savings - what interest rate is that based on?

    Over 4 times income will also limit the number of lenders available.
