Seller refuses to pay for unsupported chimney breast - what should I do?

    Inserting an RSJ under an unsupported chimney is easy. The question is how do you support the ends of that RSJ. If the chimney breast ahs come out, there is only a long expanse of flat wall.

    Use props to support current breast,then its tied into the outside walls,at least mine were.

    Mine was £1.5k,included removal of chimney breast,rsj support etc,skips / remove bricks,make good finish plastering and such,small amount of eleccy work.
    The rsj tied into the external walls of house,a few bricks were removed from inside to expose cavity,the rsj slotted in,cemented up etc.
    Wooden noggins were then knocked into the rsj,to enable plaster boarding etc.

    Also add,i only removed the breast from downstairs,to extend kitchen,the breast in the bedroom above is still present,along with chimney stack in roof.

  • Thanks very much for that essOtwo - gives me a benchmark. Can probably add a bit to job in this case as it is on the party wall side of semi detached and work in loft.

    Was a semi also,walls are double-bricked both side,internal brick removed and rsj slides into cavity upto external brick and sits on exposed brickwork.

  • Why are you still entertaining the notion that you have to pay for it. Tell the sellers you want 5k off the price or you'll walk away. Its your money, not theirs. They will have to find a new buyer.

    You hold all the cards. If the EA gets snotty, tell him goodbye. See how he gets then!

  • Thanks for all the responses...I veer from feeling bullish to bearish on this one.

    The survey threw up some PVC-covered rotting fascias and missing roof tiles too so the bills already look to be mounting beyond what I'd imagined so I should probably aim high.

    The only thing holding me back is that there is nothing on the market to choose from if I walk away from this one and they refuse to do a deal. If you don't ask you don't get though right?

    Sometimes fate decides on whether you get something or not - if there are known problems and the seller refuses to rectify before selling then it's not for you, after all who knows whatever else may be wrong with the property and they will refuse to correct ... could be a good thing to walk now rather than regret later. I understand that your heart tells you there's nothing else out there at the moment but something else WILL turn up, just a question of when, it's a buyers market after all ... Why settle for second best and pay full whack for the privilege ?
    If you don't have 'owt important to say then don't say 'owt ... :)
