Good news for anyone buying ...

...... there are good deals to be made if you are prepared to wait to find the right house and seller.

I have just had my offer of 245k accepted for a house that was initially priced (9 months ago) for 365k

    Good news, does that mean you have got to sell one of your other two houses or become a debtjunkie. :)

    What was it's last sale price and when if you don't mind me asking.

    Excuse me being nosey but what position are you in? Is this a second property, or have you sold your property previously and now renting, or are you just a normal sell your property to buy another?

    And you could have b;)ught the property 10 years ago for around a £180k.

    I went to see a really shabby chalet today. Flat roof, total floor space about 20'x16', into which they'd squeezed two single bedrooms (just, both 7'x6') and a shower/loo in the corner of the living room... flat roof, parking up the road, overlooking a pub car park, blighted by pub kitchen extractor fan noise... £200k. Views to die for though! I was thinking £85k ... and that'd be pushing it. Too tight to buy into a shack in the middle of millionaire-land :(

    With money one could treble the size of it and make it a real "wow", as it is, it currently looks like a derelict public lavatory.

    I know it's all about location, but ... I can't do it for this one :)
  • I could price my place tomorrow for 1mil then accept an offer of 100k. Wow a 90% drop. Doesn't mean the buyer got a bargain or that it was a 'good' deal. Just a buyer paid a price I was willing to sell for.

    Just looked at one I rejected before buying in May last year, when it was £295k. Now on at £260k.

    The original asking price in 2008 was £335k, but that was totally delusional. It is a great shell, but the poor bloke who bought it had watched too many Beeny progs and had wrecked the interior. We reckoned it would take £50k to put it right, in style.

    So, say someone gets it for £225k, that's not bad for a 4 bed with 4.5 acres within a couple of miles of a decent town. Yeah, OK it's Wales, but pretty Wales, and if you are going to be on benefits, at least do it properly! :rotfl:

    You need to take into account the amount of money spent in rent for anyone that's been waiting for the last four years for 'prices to fall off a cliff'.
