Just reduced mortgage by a year...

potentially (if interest rates stay lowish) by switching today to another variable rate lender. Had to pay ERC, but this will be offset by the savings we make on our tied in buildings insurance. New lender has no early repayment charges and so I can overpay anything I want when I want (bank runs 24hr telephone line).

Our mortgage monthly payment has reduced slightly but more importantly, I've reduced the term from 5 years 11 months to 4 years. I'm just keeping my fingers crossed now that interest rates stay low.

It's good to feel back in charge.
