We're interested in this one because IRD homes say that they offer properties without a tenant needing to pay a deposit. Any further info you feel able to post up?0

why dont all of us band together, if we make a collective complaint surley something can be done, mine is as follows:
hey guys, Just found this funnily enough I was googling their address as I needed it when stopping my council tax.
I too have had a bad experience with IRD homes, this however is in Glasgow.
Basically my Girlfriend was doing a Masters at Glasgow school of art, so we moved up. Found a nice 2 bed flat in Glasgow Harbour which was owned by IRD, (rent 650 12 - month short assured). Went fine for a while then stuff started to break like the washing machine each time taking a month or so to fix. then one night we had someone come round, it was the former tenants asking how we were getting on. they told us how they had taken IRD (or KDM as they were known while they lived there) to court as they wouldn't return their bond (apparently 4 light bulbs out justified keeping 400 quid).
anyway round about feb this year I get a phone call from someone saying who only introduced himself as the landlord, informed me he was putting the rent up to 750 to "fall in line with other properties he owned" (interesting considering the crash in the area, for that price I found a 3 bed furnished with a Jacuzzi bath) and that if we didn't want to stay he would give us a month or two to move out. I knew this was wrong but i wanted some advice, I sent our contract over to shelter who agreed it was illegal. I then got a phone call the following week from Sunny saying wanting confirmation we were going to pay more or go. I told him that I had shelter check the contract and knew what he was saying was illegal. he then told me he "could do what he liked in his property". he then told me he would serve me notice, nothing happened, the next month I got another call along the same lines saying he would take me to court etc, I told him I'm more than happy too and would gladly beat him in court and that I already had a lawyer happy to help me. again he said he would serve notice which never appeared. In March 2 items broke in the flat, the waste disposal unit and the washer, made several calls to the IRD rep who we had dealt with, always saying he would sort it, also we discovered we needed to stay in Glasgow an extra month so asked if that was possible. a few days later I got a call from Sunny saying "I will never extend or create a new contract with you and will be serving you notice". so my partner and I spent most of our free time trying to find a flat for a month (which is almost impossible) luckily my parents friends had a spare place where we are now. one week before we were meant to leave Sunny phoned me asking if we wanted to stay, I explained we were tired of all his crap and stuff being broken. he said and I quote "If I fix the washing machine will you stay". needless to say I told him where to shove his offer. moved out on the 4th of this month, washing machine and disposal until still broken (plus a few other bits) the agent didn't even turn up to take the keys,l do readings etc, had to post they keys through and he came over the following week.
needless to say IRD homes is run by an !!!, who thinks he can do what he wants when he wants. I personally think they are very short on cash and have resorted to bullying people to get more, we didn't even have one person come look at the flat so I assume its still un occupied. unfortunately nothing can be done to stop them, they guy shouldn't be allowed to get away with things like this. seems a tenants only option is to let them try and do things like withhold bonds etc then take them to court. I would advise people to stay clear from them.
also if anyone ever has any trouble and need free advice, contact shelter they will read through your contract with you0 -
