do all mortgage lenders ask for different proof of evidence?

hello
im in the process of applying for a mortgage and they have asked for payslips passports marriage certificate utility bill and my wifes child benefit/csa letters
is this normal to want to see them? i said do you want originals, they said they just photo copy everything
i thought they needed bank statements too but i was not asked for these. anyone know why?
i have a mortgage in principle and we have been credit checked, so does that mean we have the offer? as mortgae advisor said dont worry your already approved. seems confusing
they have our bank account sort codes/account numbers etc and even wanted mothers maiden name and names /ages of kids! is all this normal? and do all applications have to go to an underwriter?

  • No idea about accross the board but when i applied to halifax then just wanted to see my passport again and they contacted my employer to confirm there was no threat of redundancy. I presumed it was because i banked there so could see wages etc. This time around we are using clydesdale bank and they just asked fr driving licence and last 3 months pay slips. Apparently they will want to see last 3 months bank statements too but have not yet asked for them. The did ask my maiden name and the number of kids we had and if we had child care costs but have not been asked to provide evidence of that .nor of child benefit.

As far as i'm aware an AiP doesn't mean you have an offer yet and everything seems to be going to underwriters for checking

Yes. Anti-money laundering rules and Identification.

They may still ask for them if the lending criteria is tight or their own credit checks throw up issues.

No. Until you get the offer letter you dont have an offer.

A lender will require verification of who the applicant is, and proof of address. Then they can ask for proof of earnings, bank statements, basically anything they like. If along the way a bank statement for instance caused concern then they may ask for some further items.

A decision in principle is the first hurdle. Based on information given at that time the lender is prepared to consider a loan subject to full application.

Mothers maiden name is a security question for future use, and ages of kids is to take the expenditure involved into consideration.

An underwriter will look at the file and make a decision. Approve, decline or request further information.

Your broker should know all of this anyway.

    All this information is normal.

Some lenders ask for more, others ask for less.

All applications get underwritten in some shape or form.
