If you could qualify for a £60,000 mortgage on your own, one possible way out is to use the £20,000 to reduce borrowing enough so that nationwide would let her be removed from the mortgage. Then you can pay her over time, in part using the difference between original and reduced mortgage interest payments. Her solicitor may want a charge on the property so that if you don't pay, she gets paid out of the proceeds of any sale.0
