    You also apparently need a "wow factor" but I can't seem to find anywhere that sells them.

  • You can still make a killing from property renovation/investment, you just need to buy smart.

    An example might be someone buying a shabby terrace at auction for £80k, sorting it out and selling for £145k with a gross of £40k. Not unrealistic or uncommon. Timeframe of the renovation is of course vital too.

    BTL with student houses can be very profitable too. A freind of a friend bought an auction property for similar purchase/sale figures above, but it had 5 bedrooms squeezed in (with appt amount of bathrooms) and he is getting about £80 per week for each room. So approx £19k per year which is pretty amazing.

    Some indices also exclude higher and lower priced properties.
    That will also make a difference.
