Changing name on mortgage after marriage

Hi, my fianc! and myself want to get married next year. She bought a house before we were together and its all in her name. We want to keep the mortgage solely in her name, so is it simply a case of sending a marriage certificate to the mortgage company or do we need to do anything else? we don't want anything to change on the mortgage and we don't want my name added(for credit purposes).

Copy of marriage certificate to the mortgage company and Land Registry if you want to cover all angles. Alternatively leave Land Reg as it is and next time a remortgage happens it will be updated then.

Basically we need to 'seek legal advice' to get some sort of legal doc thingy (sorry cant remember exact wording lol) they have said it will be around £200 to get this document and then any mortgage company will then add him to the deeds.

errrr, but this is completely different to what the OP is asking. They just want to change the mortgage from her maiden name, into married name. A marriage certificate is definitely sufficient for this. You tried to add your husband onto the mortgage and title deeds as well as changing your name, and you are surprised that this will take more than just a marriage certificate! The lender will want an application form, to credit search your husband, check all income, and confirm that they are happy for him to come onto the mortgage. Then a transfer of equity needs to take place with legal documentation being completed (normally by a solicitor) and submitted to the land registry. The changing of your name into a married name is but a tiny part of this transaction.0 -
I just did this, (got married in May):j. I have two mortgages, one with the Halifax and one with C&G, just went into the branch and they copied the certificate. I found that easier than sending it as they usually ask for a certified copy and I couldn't get away during the week to find anyone to do that.
So it's easy, take mortgage details (I took last statement) and certificate and go in and see them.0 -
I'm in the same situation as the original post except the mortgage and house are both in my name. I have a self-certification mortgage and the lender is aware my fiance lives in the house. He has had to sign an agreement saying he has no claims if I default.
I have been worried that if we marry as planned later this year it would change everything and the lender may not be willing to carry on with the mortgage as it stands. The answer has gone some way to reassuring me but does the self-certification part make the rules any different?0 -

I never changed my name on the mortgage when i got married, you don't have to.!!
If you're with HSBC, you can't change it.
We had a mortgage in joint names before we got married last year. I went into HSBC with my marriage cert and changed my surname on my accounts and our joint accounts.
I asked about the mortgage and they said they can't change a name on a mortgage. The only way to do it was to apply for a new mortgage in my new name. :eek:
Not giving up our lifetime tracker deal for the sake of the name on the mortgage! Gives me even more incentive to overpay and get rid of it since it's about the only thing left that's in my maiden name. :money:0 -
Just in case anyone else is googling this as I did, I checked with the HSBC mortgage call centre about changing the name on our joint mortgage after we married and they told me to drop into any branch with my marriage certificate. I did this on Tuesday and had to fill in a form while I was there, the name change is now showing online (3 days later) so there must have been a recent change of policy.0
