trying to explain to Abaxas is trying to explain something to a hungry and tired 2 year old.

i said that you don't need 100% of people getting wage increases for HPI to happen and that it would be about 35% of people getting pay rises for HPI to happen.

you have come back about 3 times with your usual soundbites adding zero value for a change.

I'm sorry, but you are talking out of 'mouth 2'.

The first rule of any buying or selling transaction is the buyer has to be able to pay for it.

If prices double in the next 10 years and wage inflation remains as it ahs for the last 10 years.

It simply wont matter what the price is as most will not be able to either afford to buy, or the yield on rental will be so low, no-one will be landlords!

If you cant see that people being unable to pay is an issue, I'm not sure why they let you out.

you best leave it there abacus - you've just proved that your brain bandwidth is limited and unable to process anything logically.

you've just gone on a complete tangent to the original point because those 35% can afford and that's all you need (for now).

    you've heard of a 2 or even a 3 tier society right?

So one tier will not be able to have shelter. Even I know what that means :P

I dont think you can win this argument with your idea of 'despite people not being able to afford it, people will make money from it' idea.

Why not pitch it on dragon's den? Hey, I've got something that people cant buy, wanna invest?

I'd expect 2030 prices to be more like £375k. My expectation is that this would be growth that marginally beats inflation. The problem with predicting property prices 20 years out is that the world can entirely change.

And we are witnessing the change now.

The best ideas can be written in crayon. 'A good idea should be a simple as possible but no simpler'

Doubling prices in a decade sounds alot but prices can do whatever they like, its just a number. 7% price increase PA is 100% in 10 years.

I think prices will definitely rise but not double and in real terms almost impossible. The 3.4% PA value figure Generali states is probably exceptional and a sign of the boom that occurred

3.4% over 10 years on average would be a 40% increase. If we get that much on average just in inflation then house prices will keep up with that increase, anything above that is speculative

I'm a bit annoyed because the other day I was driving through a small town and spotted a road and thought "I wonder how much they cost, they'd be in the ideal position that I am after".

So I looked it up tonight, then went to look at RM and see if any were for sale, then I went to houseprices.co.uk to see how much they sold for in the past.

When I bought my last house those houses cost 66% of what mine did. Mine was a bit grim and those were brand new builds.

Roll on to now and those houses are now selling at nearly double what mine did.

They're lovely too... waterside, uninterrupted water views.

They went up so much more than mine did.
