Under Offer - Can I still place an offer

I have just found the home of my dreams. I placed anoffer and was shortly instructed by the estate agent that another buyer put in a higher offer but was not obliged to tell me what that offer was. I increased myoffer and was later informed the vendor had made a decision and went with the other buyer who had made a higher offer than me.
I want to put in another offer but was informed by the estate agent that the decision has been made. I was thinking of finding the vendors detaisl from the land registry offer so I can make an offer with them direct seen as the estate agentt is declining.
The vendor has vacated the property on sale so will the land registry report give me the vendors forwarding details?

Data Protection probably won't allow Land Registry to provide any info, you could potentially try neighbouring properties who might have forwarding address or be friendly with previous occupants, if you explain how agent isn't putting forward a higher offer i.e. more money for vendor they may be sympathetic

To find out who is registered title holder (if land has been registered & most has) go to https://www.landreg.gov.uk & follow links for online services. For £2 they will search database & give you details. This may not help you if owner is registered at sale address, as you mention that owner is no longer in residence. The estate agent, for their own protection, must notify vendor of all offers but the vendor does not have to accept any offer even if it is higher than existing deal. Best bet is to try businessslike letter to agent setting out your full offer; price, time to exchange, funding arrangements for example & see if it helps. Good luckCharles J0

A friend told me a rather disturbing story recently. She had tried to buy a property and put in an offer like yours only to be told that another offer had beaten them. When she went back to make another offer she was told by the estate agent that it would not be possible. She then wrote to the homeowner and was in the process of putting the letter in the letter box when the door opened.
The owner opened the door and asked her what she was doing. She explained that she wanted to buy the house with a higher offer but that the agent would not allow this. The owner told her that only one offer had been received and that she reluctantly had accepted this. Confused my friend asked he if she minded letting her know what this offer was, and it was £5000 below the asking price. My friend explained that her offer was for £1000 below the asking price.
The upshot is that this is now in the hands of a lawyer, and the suspicion is that the agent has either arranged for a friend to be the only bidder, or that the other bidder has paid the agent to block any other bids.
Im not suggesting for one minute that this is the case here, but I found this a very alarming story.
I would write to the owner if I were you, you never know!0 -
If you know the name of the owner simply write to him at the address of the house you want to buy and hope that he has paid for mail to be redirected. If you don't know his name, try the electoral register at the local council.0
