Changes to Housing benefit how much will rents fall?

What changes in 2013? I thought it was next April that all these £2000 per week families will only get £400?
Thanks for all those links, it does seem to be about 90% will be affected and either have to move out of London or ask their Land lord to lower their rents.
"90% of landlords in London and the South East will be affected by the upcoming changes in housing benefit legislation. "
"On a regional basis, 90% of respondents letting in London and the South East said they would be affected; a third of landlords in the Midlands and North West and a quarter of Scottish landlords. "
"This is primarily a London problem,’ says Vincenzo Rampulla of the NLA. He says that some landlords have been profiteering. Government figures show that the median LHA rent for three bedroom accommodation in London is £730 a week – well above the new £400 cap - and there are some claimants receiving as much as £4,500 a week. "
£4500 PER WEEK!
How can anyone say that this was not propping up the market?0 -

In Camden at least ( according to one of the articles) 2000 out of 3000 claimants are going to be affected.
And from Shelter0 -
-From 2013/14 LHA uprates will be based on the consumer prices index (CPI) not local rents.
-From 2013/14 LHA recipients of jobseekers allowance will lose ten percent of their LHA if they are unemployed for more than twelve months.
I think that's where the 2013 thing comes in. Even bigger cuts affecting LHA rates being paid out.there's a difference between 90% of landlords with HB tenants being affected and 90% of property is above the HB threshold - people are confusing this
Fair point, yet 2/3rd's of Camden private tenants ARE claimants.. which is a pretty big majority for just one borough highlighted. So there will be a lot more landlords affected than not ?It all seems so stupid it makes me want to give up.
But why should I give up, when it all seems so stupid ?0 -

Where did you get that figure from?
Look at all those links up there.
2 thirds seems to be the norm, up to 90%.
We will only really know for sure next year when this thing plays out.
My money is on 90% of landlords and tenants in London being directly affected by the changes.
If average rents fall all over the country you could say 100% of LL and tenants affected.0 -
Where can you find out what the HB cap is for your area please?0

Well I'm a landlord being directly affected by the changes. I lease a house in London to Notting Hill Housing Trust and they've contacted me to say that as from next April my rent will be reduced by 22%. I can either agree to this or they will evict the tenant and return the house to me.0 -
