I had assurences from the EA that "she has told her solicitor" "you are just about to exchange" "the soliciotrs are speaking to each other right now" etc etc etc only to find out absolutely none of this had/was happening.

i got these calls too  The times I heard "we should be exchanging next week........."

I guess that I am panicking a little unneccesarily! I'm just so worried that something will go wrong and that the sale will fall through. We really need to sell up and move! Our place is a new build, so we've never been in this situation before. I'm not used to not knowing exactly what is going on!

At the moment everything is just verbal and it doesn't feel real. Is it strange that the buyer has put in an offer but hasn't had (or yet asked for) a second viewing?

I think I'll feel more settled once the buyer has started to spend money on the buying process (e.g. organising a valuation for her mortgage company, organised a survey etc). I know that the buyer still has the right to pull out after these stages, but at least I will then know that she is serious about our property.

You seem to reaslise the process so I dont need to tell you all that.
But all sorts can happen at all stages.....(Ive just pulled out of a house I was buying after nearly 6 months!! I paid for surveys, searches and more)

What I suggest for you is to chill out for the first few weeks and just deal with whatever comes your way. The survey should have been done and the buyers have the report perhaps by the end of next week at which time they may amend their offer. Other than that its just a matter of patience.

Hope it all goes well for you.

I forgot to mention earlier that my buyer is taking out her mortgage with advisers at the estate agency that is selling my flat. Theoretically, if my EA is dealing with her mortgage, then they should have a good idea of where she is up to with her mortgage application and solicitors searches etc.

Don't worry though, if I don't hear anything, I'll still wait until Friday afternoon before calling them to see how things are going.

    News at last!

I finally heard from the EA this morning. The buyer has now sent off her mortgage application and a valuer from the mortgage company is coming round tomorrow to value the flat!

I know that things could still go wrong, but at least I now know that something is happening! Yay!

Strictly speaking, it will be two separate parts of the same firm. And one part can't tell the other part what's going on, unless she agrees they can share information.

However, I've seen your next post and things are moving -that's pretty quick, so you should not be worried. Doesn't mean that everything will be plain sailing, but your buyer certainly looks like she means business :j
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
