Debate House Prices

Theres just too much bear food!

Economists have already issued a warning that a second house price crash can be expected due to a bleak economic outlook and the continuing drought in mortgage finance.


And the latest housing figures from Nationwide certainly did little to allay borrowers’ fears, with prices dropping 0.9 per cent last month.

When the going got tough for households during the credit crisis, the Bank of England acted swiftly to relieve the pressure by cutting interest rates.
But with rates at a historically low level of 0.5 per cent, there’s little place else to go, leaving home owners to fight it out for themselves.

All this kind of news isn't going to help propell prices upwards either.

Capital Economics were on Radio 5 earlier, suggesting house prices could fall 20% from here. Another forecaster (didn't catch their name) said prices would continue falling now until mid 2012 as lending has been exhausted, those with cash have been exhausted, and those able to benefit from low interest rates have been exhausted and there is nothing left to exhaust...therefore prices will correct.

Now, the papers are suggesting a house price crash, rather than stagnation or small falls.

How much can this kind of news affect sentiment and therefore the market?

  • Surely the journos do have power to influence general sentiment about house prices, especially which direction people think they are headed. And if the journos start quoting from this forum there will be a house price crash, mass suicide and a complete lack of people smiling. Well maybe Hamish would still be smiling, as Aberdeen presumably wouldn't be affected.

    Hamish certainly thought so, I came on here in the spring to be confronted by about 10 threads all started by said poster ! It was as if he honestly thought that each thread was going to add 0.1 to the index !.... In reality this board makes no differance to house prices .. But, yes, i agree with your summary ..

    Sentiment is a large driver of the market, and public sentiment is bound to be influenced once the media start to talk the market down.

    It would be hard to argue that some of the 'boom' of the early years of this century wasn't driven in some part by media talk.
