Given that I predicted several months of falls this year on the 2010 predictions thread, I'm actually right.

Hamish, all I ask of you is for 6 numbers. The numbers for next weeks Lotto draw (I don`t own a very large house, or houses, so it`s my only hope).

With the RPI at about 5%, stagnant is a pretty mediocre return on an investment. .

Not when you also include the realised or imputed rent.

Mate, if I knew those, I'd be typing from a sun lounger on a beach, instead of a cold and grey Aberdeen this morning.:D

Just watched the BBC Brekfast News headlines at 8AM.

No mention of the Nationwide report whatsoever. They nearly always had someone from Nationwide as a guest to report the results, or at least mentioned them. Not a peep this morning, something about miselling by energy companies.

I think the BEEB are missing a trick here. This could be good news for potential FTB`ers. Why aren`t the BEEB making this public ? They should be shouting from the rooftops "Property going cheap !", that might encourage a few more folk to "get on the ladder".

Mind you, they`ve probably seen the accident claims ads, where the bloke slips off the ladder, so they don`t want to end up in court.

Sunny down here, and property is relatively cheap. You can keep Aberdeen ! ;)

Anyway, with all that equity you`ve got in your house, you`ll soon be able to "cash in", surely ?

What does a UK house yield right now? 3-3.5%.

And if rates go up they will yield a lot less.

I'm guessing that's about the gross yield before cost of financing and repairs.

Property is relatively cheap up here, and incomes relatively high.

But the weather is really crap much of the time.

One house is now mortgage free, the other has a small mortgage of around 1.5 times joint left on it.

But that is the plan in another decade or so, sell up both and move somewhere warm and cheap.
