            My gf and I offered on a property about 10 weeks ago. Our offer was rejected and we refused to increase. The EA phoned on Monday to say that the vendor had decided to accept our offer as they no longer wanted to wait for "the fair price" and were happy to "give us a bargain" as they needed to move to a larger house.
 I said that the offer no longer stood as better properties had come onto the market at similar prices. EA response...... silence..... 
 So the guy gets his offer accepted, but then withdrawa it.

            When I was in work and a couple of years ago I went to see a place for the second time with, naturally, a lower than asking price to offer the Estate agent told me that they had that VERY morning received an offer on the place. The vendor had rejected. I asked the EA what was the value, but she wouldn't say. when I then said was it in the region of £X-thousand she kind of confirmed it. I then asked if the vendor had rejected it immediately to which she replied 'yes'.
 At this point I just said :
 Well I won't waste your time because I not going to get into a bidding war nor am I going to offer anywhere close to that.
 I then headed for the exit but I still remember the look of shock on the EAs face. 
 The place did sell a few months later fore jsut a few thousand under the asking price. Happily another very similar property came up for sale on the same street. Its asking price much lower than the one I was interested in.
 A real shark this guy, owner gets near full price, that will teach that pesky owner for holding out

 I know that made me laugh as well. What was he thinking? ' I bet that taught the owner a good lesson' :rotfl:
 They seem to view themselves as important buyers who upset sellers with their offers. I don't think they understand. When you get somebody like this making an offer for something you are selling it makes you laugh.
 We've all had it. You are selling your car and some fleabag turns up, kicks the tyres and offers you half of what it's up for. You say no and they walk off with their nose in the air saying 'I'm off to the Bentley showroom anyway'
 Basically they don't have the money to look at your house or car. They do have a massive chip on their shoulder and think your £200,000 house should be £30,000 so they can afford it.
 In my game we call them messers as in mess you about.
 Your best tactic if somebody like this comes to view anything you are selling is to humilate them. You have nothing to lose as they won't buy anyway due to no dosh.
 If you get a silly offer just smile and tell them to put their name on the council list or buy a caravan.
 It's makes me crack up when they think their nonsense will actually bother anyone working in an estate agents as well.
 When you get somebody in like that it's the same as a customer going mental on the phone. As soon as they are out of the shop everyone laughs their head off. We save the stories for the pub.

 So each time you buy something you pay full price? You didn't try and get your current house cheaper? You didn't try and get your current car cheaper? Nope you just waltz in like Mr. Big and pay full price.

            I do think the market is hard to read at the moment, quite localised, and there's lots of bargain hunter buyers as well as optimistic sellers who are bound to be poles apart when they negotiate.0
