"The house I rent today is larger than the one I rented 10 years ago and costs me 17.6% less. What does that say to you about the benefits of BTL".

As your statement stands it says sweet fa about the benefits of BTL. What a cheek you have in presenting yourself as a purveyor of investment advice when you submit such a stupid statement. I have some sympathy with you though as the car I rented last week cost less than the car I rented 10 years ago (admittedly one was a Ferrari and the other a VW).

who are these people that you speak about?
I'm not disagreeing with you, but I would like to see where the hot air is being spoken from.

Interestingly, I have been speaking to some people too, and they reckon we'll see house prices stagnate for the next year or so, with monthly rises and falls, essentially we have reached a ceiling point in average prices and each month can only support a certain number of transactions.

In summary, I agree with what they say, therefore they must be clever as well

Nothing whats so ever. Your statement is flawed.

    - You have no idea what the rental yeild is, so the pricing is irrelevant.
    - you might have been over charged on your previous rental
    - The location could be different.
    - The condition could be worse

Sibley you don't live in a £200k house you live in Maidstone:eek:
Fella, I've checked out your Postcode and it don't look too good!

    No I actually live in a £50,000 house in Bangkok. It's 3 bed detached and I pay £100 a month rental. :)

I do own a house worth around £200k the other side of Maidstone(Loose Valley) not where you have found.

I do say house prices have not dropped round my way as you lot like to quote but in fairness I live in the SE and close to Seven Oaks/Tunbridge Wells. Houses have not dropped here and if you want to disagree please show me a cheap house. Here are your search options.

    Loose Valley.

    Loose.

    Yalding.

    Collier Street.

    Laddingford.

This is round my way. Look on a map and you will see.

House prices will never drop here. I'm 100% sure about that. I've not seen one bargain since this supposedly big crash.

A bloke up the road put a 3 bed semi on the market for £230,000 last year. He told me he rejected a bid of £200,000 and a month later got the full asking price.

Next door but one put their 2 bed semi up for £200,000 and sold it within a month.

If people want to sell their house cheap fine. Go for it.

I wouldn't drop my asking price 1 pence.

You still don't see good property cheap and every bargain I've seen bigged up on HPC website has something wrong with it. Bad area, blighted etc etc.

Good luck to you if you find a bargain but it's not going to be where I live. Especially my house.:rotfl:
