    I agree FWIW. Surely Estate Agents do better from increased volumes than increased prices.

    Hmmmm, it appears that house sale transactions are at their highest when house prices are marching relentlessly upwards.

    In the medium term, particularly when you get nominal falls, the housing market just gets very slow.

    Estate agents are normally employed by the vendor to get the highest possible price (I appreciate that they don't normally act 100% in the vendors interest).

    Is that true? I thought that the period 2005-7 was marked by falling volumes as FTBs were pretty much priced out. I'm not positive.
