    The norm is around 75-85% of market value. Otherwise known as 15-25% BMV (Below Market Value).
    Also take into account that they usually pay legal fees, and there is no estate agents fees.
    When moving home, there are other associated costs such as moving costs, rent deposit (which is tied up for as long as you rent) etc etc

    Finally, how important is it that you get to stay in your own home, and your partner is out and paid off?
