High LTV remortgage

Hello, I would be very gratefull for some advise please. My 2 year fixed deal is ending this month. I have 122,000 outstanding on a property worth abouth 135,000 so that's a LTV of 90% I believe. The term is 30yrs. Similar to another post I'm unsure whether to fix again as the rates for me are all around the 6.9% mark. I do actuaaly rent
this house out and pay 250 to make up the mortgage payment.
Any advise gratefully received, iv owned this property for 4 years if that makes a difference
