    A decline on the decision in principle doesn't mean they would decline a full application??? Way to muddy the water. A decline on a decision in principle is the mortgage lender telling you they do not want to give you a mortgage on the basis that you applied. I don't know if the HSBC adviser was telling you what you wanted to hear to get rid of you, but I think you need to be realistic here. You have two chances with HSBC, slim and none. I would move on, and go with your next best option, hopefully with a lender that your broker has made sure is more likely to look on your circumstances sympathetically.
