Remortgage Advice Please

I am coming to the end of a discounted mortgage with A&L. They have contacted me in advance and offered me a range of remortgages which don't appeal so I'm currently looking round and am interested in the Nationwide Lifetime Tracker at base rate +.18%. There is an application fee of £399 and £99 application fee. My mortgage is currently £50,000 and I have 3 endowments with SL in place which will not cover it, but I am in the fortunate position that I will receive a large lump sum when I retire from my current job in 4 years time that will enable me to clear the mortgage if I wish. (Aged 53)I currently pay £200ish per month on interest only and overpay by a further £140 per month.Are there any better deals out there or is this the best available at this time?

That wouldn't be a problem as such but I can't see any mention of that on the website. I've had a good look around and the Nationwide appears to be the most attractive at the moment ........................ unless anyone can point me in the direction of a better deal. I tried Charcol on line and they don't get near after adding all the fees!0
