need a loan or mortgage

wondering if anyone can help
credit score shot at :(
cant get a loan to consilidate or remortgage yet i have equity in property of anout 20K
anyone able to help or advise?

    Obviously it will depend on the value of your houe but £20k is not much equity. Even if the house is worth £100k thats only 20% equity and even with a good credit score you would be unlikely to be able to get a mortgage much over 80%.

    If you have a poor credit score and need to access that money the only way I would imagine you can do so is buy selling the property.

    thanks for your reply - but dont think i could sell it as it is a bungalow with loft done out. So market wise i am limited to buyers if you know what i mean. Think i should just give up and wait a few years until my credit score is better but dont think it will get better until my ccj has gone which wont be until i win the lottery...lol

  • hello - yes but got no building regs with it - ex husband did it - planning approved but no building regs - although it would pass - at a large cost lol. so i can only sell as a one bedroom bungalow

  • if it has alterations then the buyers solicitor will find out on the searches if all the req`d regs hadnt been approved,regardless of you selling it as a one bed or a 9 bed.The best bet will be to go for retrospective building regs if they are required.
