mortgage declined advice pls

Hi, I went to santander; they did a credit check and said NO to mortgage. I checked their credit reference agency and i Have good credit score-880 and my wife has 999. Ok i have 11,000 on loan and 5 credit cards(all fully paid and settled); but not sure why i was refused. What should be the next step.

ps- i have had a problem with alliance- they sent my wifes account details and all my account info to a wrong address; but at the end declined my application for current account 2 yrs ago. They could not find our address on their system. Can't help thinking - do they hold on to the grudge??

    2 quickies: It won't be anything to do with a grudge and your scores mean nothing, its all about your credit report details (anything bad, lebels of debt etc).

    Why do you need 5 credit cards? Maybe cancel a couple.

    Was the loan to consolidate the credit card debt?

    Get a good broker, give them a copy of your credit report, and they will look into sorting something out for you.
