    I do find it amusing how you all seem to be getting ina state about other people's finances and how they're paying for the maintenance of their houses. They're not YOUR properties - so why does it bother you so much? Hmmm?:D

    A lot of people who own apartments in a block or conversion usually pay a small amount each month into a fund for things like a new roof, guttering etc. Luckily, a new roof lasts well over 50 years - possibly 100 - so it isn't a regular occurance.

    Roofs may well last that long, but the problem in a 100 year old or so property is that usually the roof can't be replaced due to the prohibitive cost, so could end up being maintained/fixed/patched up every few years. It wasn't just our roof this year - the drains out the back got blocked. I would have thought that was a job costing £200. Hardly - just over £2,000 for that wee job. Now the owners have received a notice from the council concerning maintenance to the sandstone. Sandstone has a life of around 100 years, and ours is now starting to crumble a bit. As one of the owner's said to me, this will need another round of scaffolding, and none of them are exactly sure what "maintenance" is going to take place.

    Don't presume that builders do things like extractor fans, guttering, drains or plumbing properly. In addition gardens and fences if you can't do it yourself can cost a lot of money of money to maintain.

    And if you scrimp by not oiling/varnishing your wooden windows, fencing or decking every year then in 5 years you will end up with an expensive bill.

    You make a good point. I suppose one of the annoying things about buying a new build is that one expects everything to be perfect, and then, if it isn't, it's a bit of a letdown. Not to mention it could be costly. And yes, I know from experience the financial, and time, pain of maintaining a reasonable sized garden.

    I suppose, though, for people with mortgages, at some point they hope to sell their house for significantly more than they paid for it, and recoup any of the maintenance costs incurred while they owned the house.

    My top tip is: never buy a painted house. I did that, had to have it repainted twice. First time, luckily, it was a freebie (YTS lad from the double glazing/uPVC gutters, drainpipes, soffits company), they said he was YTS and they didn't want him near their installations, so if I bought the paint they'd get the lad to paint the front.

    Second time I got a couple of ridiculous quotes, then a bloke who just does painting of houses did it for £400 (+ paint).
