Hi
Im a newbie - and here goes
Ive currently got a mortgage with only 9 years left. Ex Husband (whom I thought I could trust etc.,) took me to court and got some money out of me, and is due to go on the market soon. Now my first reaction was that I would rather sell the house than get a new mortgage with oh and pay another 16 years. But im panicking now as I really dont want to leave this house and not sure firstly how much we could borrow, im on £15.5K and OH on nearly £17K and would have approx £30K as deposit.
Secondly - I dont have a really, really good Credit History, mortgage paid on DD as with a couple of credit cards, one Credit Card is not on DD and is Id honestly say paid late not to a great extent - more often than paid on time. Also we have an over draft. OH never had a mortgage so I guess he will be lead name anyway, the only other credit he has is our joint loan with the Bank which finishes in May07 and a car loan.
Anyway, I dont have a great amount of time to spend waiting for a Broker to come and see us. I want to get it sorted v. quickly - say 2 to 3 weeks max. Is this realistic and would any of the High Street Banks look favourable on our circumstances.

A good broker would have you sorted within two days, but I think from what you are saying you need to have a good chat and your options explained to you. If you are in a hurry to sort out then the best option for you would be to speak to a broker who is happy to advise and arrange your mortgage over the phone.
Its not possible to recommend a lender for you on the forum, and a broker would need a lot more personal information before they could assess your situation property.

Thankyou - yes Im really want to get it sorted asap. I have downloaded Martins Guide to Mortgages - so I think I am going to ring L&C first and see what they say and if they can help.
Ive never used a broker before so feel v. nervous about doing it all.
