    Anecdotals are often frowned upon as being simply a good story unless it's been backed up with facts.

    In the interest of fairness, it would be good to post the property address (after your DS leaves) so that a true comparison can be verified in a few months.

    It's interesting to say that they bought almost at the peak and has made a slight profit.
    Far different to other anecdotal stories we see which are never backed up.

    Of course each local area can be different and why people should focus on their VI area instead of getting hung up on UK (England and Wales) averages.

    Looking forward to seeing the facts in time.

    I would need to ask him if it is OK but once it has all gone through I will ask. I think he was on a bit of a niche development in a trendy area and if people want to live there they pay the price.

    anecdotals which are never backed up for example

    Poster 1 - 'round my way prices have dropped 28%'

    Poster 2 - 'Interesting, which area are you talking about?'

    Poster 1 - ' I can't tell you that cause you might be a stalker'

    anecdotals are personal experiences.
    Many people seem reluctant to provide any proof / back up what they have said, others are more than happy to post verification.

    In my area we have streets literally paved with gold. I can't tell you where that is because the gold bugs on here will come and dig it all up and ruin our pavements! But take my word for it, they are paved with gold. Round my way.

    Sorry, maybe I shouldn't have said anything. I don't normally look at the threads about houses. I will ask him when things go through but doesn't seem fair to do it otherwise, afterall it was his sale not mine.

    Just checked but sale not showing up on house price sites, did show he bought in June 2006 so probably not as close to top of the market as I thought but he was still expecting a loss.

    I know someone who had their house built for them about 2 years ago. The land and legal fee's made up 90% of the cost at least. The actual cost to construct the house, ignoring materials, was just shy of 12k. Up in 3 months from scratch.

    My anecdotal of the week is ... I have now seen two separate mobile homes for sale, that have been on the market some time, and have now been reduced further (Thu/Fri) ... and they are now both half the price first advertised at.

    They might not be houses, but they are full residential use, on proper sites.... and they are the bottom end of the market, so.... this means the bottom's dropped out of the market.

    Interesting that neither of these instances show previous sales prices for their post codes on nethouseprices.

    They are both in Cornwall, so while your ascertation from these two properties is that the bottom has dropped out of the market, looking at the wider perspective, it doesn't appear so
