PhilD sorry if i sounded curt, did not mean to - moving house is a terribly stressful thing, and, with all the houses i have bought, i have realised that there is precious little, if anything, that anyone can do to speed things up, if one party is not as committed as the other, or if one lot of solicitors is not as fast as the other. It'll happen, maybe not exactly when you wanted, but, if it is meant to be - it will ! Stay chilled !!
  • I would go into the EA that your sellers are using, make big noises about picking up more leaflets & arranging viewings whilst dropping into the conversation that you are presently under offer, that the house your buying through them is experiencing major delays and you now have no option to start looking for an alternative incase anything happens in the current chain. Of course, stress YOUR buyers are getting itchy feet & that you will not lose them by being delayed by your sellers.
    Just a thought.

Yeah, I know Clutton. I've calmed a lot since Tuesday now. We've got a much clearer mind now and are just resigned to waiting and keeping an eye on the market while we wait ;)

Thanks for all the help again guys. It's nice to know I'm not the only one!
  • It's just a thought, but I know when I was selling my house, the local EAs discussed who had actually gotten my business (which was interesting to hear, as apparently "they" had discussed the price it should be advertised at !!!)

The reason I mentioned this is so you don't assume that the agent you're selling through hasn't spoken to others in the area. Start actively looking for another property, using your selling agent, and (as mentioned above) your sellers agent as a priority - I would suspect that it would get back to your sellers quite quickly, and hopefully make them realise that you are actually serious about looking for alternatives (even if you're not, they don't know that !!!).

Obviously, viewing a property wouldn't be entirely appropriate, unless you can find an empty one (ie. you don't disrupt a seller) that the agent can show you around ? That's how I'd play it at this point, but, we're all different, and it may not be something you feel comfortable doing. Just my two-penneth worth.

Lil Dee, thanks for the reply. We have started looking at other places in the area as we are serious about backing out if they havent found anywhere soon. We are quite impatient people by nature (not good I know) and so can't just sit around on our hands saying "oh well, not today, maybe tomorrow". I hope they do found out we are looking around. Like you say, might get them thinking ;)

I was in a similar situation a few months ago. My sellers told me that they would move into rented accommodation, then 1 week before we were due to exhange, they backed out. I lost a lot of money as a result.

I'm afraid this happens quite a lot, and it is something that will continue to happen. The dreaded ill-thought out HIPS will do nothing to alleviate such situations.

However I am not expert, but I think HIPS will prevent such practices as
    1) Only Serious seller will put their house for sale
    2) HIPS has expire date! , So if they don't complete sale in that period they will have to get HIPS done again.
