    Generally those who 'cheer hpi' are property owners.
    Their debt is secured, thus not likely to increase as HPI increases.

    What it may help them with is obtaining a better LTV rate;)

    This is true but some just feel they want to justify their massive borrowing by doing the cheerleading, in the vain hope that people they talk to and forums such as these will influence the wider market into staying high. They try to ease their worries over such a big asset falling. Those who have chains of BTLs even more so and they are just greedy speculators who deserve to get burned.

    Inland from Alicante I here that the drops are severe. Have heard up to 50% with nothing shifting. What are your thoughts?

    Well to be honest as far as Spain goes I am as green as grass and will probably be for some yet, it will be a while before I get to know what I want out of Spain. But we know that we want nice weather between Nov and March (by nice I mean about min 16 degrees at the HOTEST part of the day).We are going to Nerja this Oct for 3 weeks and that is our first venture.

    I have to confess I am not sure where Alicante is? Is it just East of the Costa Del Sol?

    Near Benidorm, I am told by people who live on the Costa Del Sol that the safest purchases are on the coast and mature properties, many backhanders were taken for new builds and are now subject to demolition.

    Thanks, yes I am not really drawn to 'off plan' at all, for a start I think it would be very hard to place a value on them and I wouldn't buy anything that I couldn't value myself (rather than merely accepting the price tag as reasonable).

    Additionally we may interested in Gibraltar, again our knowledge is almost non existant at the moment. But what attracts me to Gibraltar is that if I can live there 6 months a year and become a resident it will offer significant tax advantages because you do not pay tax on interest earned from savings, also English is the first langauage and apparantly crime is low. What I do not like about it is the lack of green places (although driving to Spain wouldn't be that hard) property is also a bit more expensive than Spain but if that's because it's a much better location I will probably accept that.

    But as I say we have a lot to investigate, I would appreciate any advice from someone that knows about residing in Gibraltar and enjoying the tax advantages that if offers.
