Offering when you haven't yet sold

Hello

Well we've been on the market for just over two weeks, plenty of viewings but no offers yet :(

Is it ever worth putting an offer in on something you've looked at when you haven't sold yet? I am guessing sellers would much rather have someone who is ready to go straight away than have to wait for the buyers to sell their property first? Is it worth offering just to see how the land lies?

We've viewed one today which might be worth a go, so are wondering if it's worth putting an offer in. We believe the seller wants a pretty quick sale, and we think the property will go quite quickly. On the other hand, if he's offered the right money, he might be prepared to hang on while we sell ours.

What do you reckon?

    You won't know untill you ask, but any sensible buyer would leave the house on the market in case a proceedable buyer comes along. Personally I never accept offers from people who haven't yet found a buyer. If the offer is realistic I tell them to try again when they are proceedable if I've not found a buyer by then.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We viewed sat before last. Put offer in high based on it coming off the mkt for 3 wks to let us sell. We put flat on with housenetwork and it didn't list on rightmove until friday. Sold yesterday!!!!!! It worked for us... no chain above and BTL buying ours!

    Having discussed it, we've decided that it's probably not a goer after all, so won't be putting an offer in at the moment.

    Ah well, back to the drawing board :o

    It is tricky isn't it! We are in the same position, we have put in an offer on a house, to see what they are looking for so that we know how much we are prepared to accept for ours. It's very difficult as the house we are interested in is advertised as 'Offers in the region of' .

    We ended up buying out the property at the bottom of the chain as a BTL, in order to complete the chain. I would say go for it, you've nothing to lose.
