Trouble finding somewhere new to rent

Hi all,
Long story short... our landlord significantly reduced our rent for us when we hit financial difficulty & my husband is still not able to get back to work and probably won't be able to before this time next year at the earliest. We went BR in December. We now need to move as we won't be able to afford to increase the rent and we don't want to be in a position where our current landlord asks us to leave.
The problem we have is that everywhere we go we are being told that the landlords can't rent to us as their mortgage won't let them or because of some kind of legal reason. Has anyone heard of this before or are they all just giving us excuses cause they don't want to take on a BR??

They're giving you excuses, I think. But they don't have to take you. Have you gone directly to landlords or looking through agents?BR 22/10/2009 ED 08/07/20100

I think there is a genuine legal reason, but even if they are just refusing to rent to you because they don't like the idea of bankrupt tenants - and you can see the logic behind this, they don't know you, you could trash the place and they wouldn't be able to get anything back out of you, I'm sure you wouldn't, but you could - they are entitled to pick the tenants they feel would be most suitable.
How much rent would you be looking at in another property? By time you add in moving costs, paying a new deposit before you get the old one back, you may find that you are better off staying where you are even with the rent increase. I think you have an understanding Landlord who should be repaid with a consistent good tenant.0 -
Have you spoke to the council??

Why would you trash the place just because you are a BR?:pB&SC No. 298

I know someone who isn't BR and the council pays her rent everything
she pockets the rent never pays it, gets evicted every 12 - 18 months and trashes the place!
Now Im BR - Im have a good job, and I won't even dream of kicking doors in, pulling hand rails / radiators off the wall
My Letting Agents are that please with the house I am leaving they are giving me part of my bond back before I move to help with the moving costs, and they have found me a lovely place to live and just done it all up for me, it was nice before but they have done it because they know I would look after the place.
My point being just because i am BR - why would I trash somewhere???Total Weight Loss - 28lb and countingAD 17/11/20100 -
Don't think Pee thinks we're going to be trashing anything, but that landlords may think that. Which they do. I can see their point of view. They don't want hassle and they want to know that if you break something (accidentally even) you can pay for it.
Now, we know that most BRs are more reliable than non-BRs, but try telling others that.BR 22/10/2009 ED 08/07/20100 -
I know landlords have the right to choose what tenants they want but we're not even getting as far as to tell them about ourselves. Our landlord reference would be fantastic as we really look after our home. It's just very frustrating and disheartening that we are being turned away because of our unfortunate BR's

Rent should be £1300, we're paying just under £1000 but even that is high for our area. When we moved in business was booming and it was affordable then it came crashing down with a very big bang. We are going to talk to our current landlord to see what they want us to do. If they want us to stay at the lower rate then we would love to but if they want more we just can't afford it.0 -
Not all land lords think like that, thank christ or there would be a lot of homeless people, and to be honest I still cannot understand people who defend this way of thinking.:pB&SC No. 298

When I started renting, I spoke in detail with my landlord about the issues surrounding it, and he confirmed that it wasn't a mortgage issue or a legal issue, but an insurance issue!
His insurance company refused to insure him unless "significant" payments regarding deposit/liability were paid in advice. Roughly translated to... unless we paid 6 months in advance, he couldn't insure the property so wouldn't (obviously) want to rent to us.
Luckily, we were in a position to do this after researching BR and moving so had taken this into account.
I don't think that they think you are going to trash the place or run off without paying just because you're BR.
I hope this helps a little xx:o:jHappily Married 12/09/09:j:jDS1 born 22/08/10 7lb 6oz:j
