    I just happen to believe that you are wrong about the market, paper wealth or no paper wealth.

    It simply seemed it was desperate to assume that only the best quality houses were being sold and I gave an example where it required major modernisation.

    Demand and Supply have been down meaning the ratio of quality properties is likely to be the same.

    If you can proove there is a difference of quality from previous year instead of assuming, maybe we could decate it with a bit more meaning.

    Maybe you could start by explaining why you presume only good quality properties have been listed and sold?
    Take also into context the example I previously showed where the property was not of the high quality you seem to be presuming.

    Fair enough.
    Seems your opinion is based on an assumption that cannot be qualified however.

    One could equally inaccurately state as an opinion that only low quality properties are being bought up hence the low transactions as buyer wait for better quality properties to be marketed.

    Unless you can back up why your opinion is so, it's largely without merit ;)
