One has applied for a remortgage with a certain provider who were asking a plethora of questions, one of which was the value of ones property.
A chap called over several weeks ago to assess the property and came back with two figures.
Price X as it was and Price Y when works were completed (we are currently near completion on a kitchen extension). Price X meant that we did not meet the LTV threshold that Price Y would have done.
My query with the lender was that all works had been completed. The walls were up, the roof was on, windows in place and the doors were locked, we were simply awaiting the kitchen (which has been paid for) to be installed. Had we have only been at the stage whereby the footings were being dug out I'd understand their point of view, but this seems madness....

Just heard today that completion actually means the kitchen to be installed. I told them that I would just put in a fridge and call him back as it was an utter mockery. He did not see our plans nor discuss them but somehow this one fact means the difference in price.
Apologies for going on, this process has taken months and months - the deal on the table (they were very quick to take £150 charges from us) is a good one and would be saving us £200p/m on our existing monthly payments and the kitchen won't be ready for another 3 weeks.

    What ho!

    Unfortunately, these Blaggards take an assumption that you would take the money and spend it on more cannons for the Port side whilst leaving the unfinished Pantry in a scurvy-ridden mess, meaning their security is somewhat left unflattered. They assume the worst of everyone and don't realise that (being on the cusp of royalty) your intentions would only be honourable.
    That is why they do not assume the Y value until all work has been completed.

    Hope this helps and you get your pot of gold in the end.
