Mortgage for house purchase with rental income flat

We're looking at purchase options related to buying a big old house which also comes with a rather swish self contained two bedroomed 'coach house'. We're going to be stretching things to finance the purchase on a regular mortgage, but in view of the strong rental potential of the annex we were wondering if there are maybe loan providers out there that might just do a kind of 'part regular mortgage/part buy to let' type arrangement?
If its possible, does anyone have any ideas or experience of this kind of finance arrangment? Comments/ideas on the pro's and con's would be much appreciated too.

The basic figures look like this:-
Purchase price £360K, we have £200K cash and can raise another £100K on a regular mortgage. We're reckoning on generating between £400 - £500/month on the rental income, which we hope would be sufficient to cover the extra £60K borrowing on the buy to let element.
