Post office mortgage - Help

Hi

I am a first time buyer and are in process of arranging a mortgage in principle with Post Office. Sorry if this is an obvious question but I have never bought a house before and am confused as there isnt too much info on Post Office website.

We have found a property we are interested in putting an offer in for, do i need to apply for the full mortgage before I can do this or can i do this at agreement in principle stage? It doesnt appear to tell you who your solicitor is until you have applied for the full deal so im unsure how u would even go about putting in an offer although it does state it needs to be a solicitor on the post office panel. On the other hand im worried about applying for the full mortgage then possibly not getting the house.

Any advice would be appreciated. Thanks!

    Hello,

    I am too going with PO Mortgages - here's what I did which seems to be working quite nicely:

    1) Find property
    2) Make offer
    3) Have offer accepted
    4) Instruct solicitor
    5) Find correct mortgage
    6) Receive AIP
    7) Progress full application
    8) Provide supplementary documents to satisfy checks/questions

    That's where I'm at now, so can't comment further.

  • Thanks for the info, i guess you had your own solicitor in place then rather than going with one from the Post office panel? Our concern is that PO dont seem to tell you who your solicitor is and the cost until you have applied for full mortgage but we cant put in an offer until we have a solicitor :(

    Hello Claire,

    We found our house through Cubitt & West - they recommended a solicitor their organisation uses: Lewis & !!!!!!.

    This saved hassle as it put more responsibility and power with the EA to push the deal through.

    We instructed the solicitor when the order was accepted, so I would recommend that route as it worked for us.

  • We have had our AIP approved now so where do we go from here? Does this mean we now get a solicitor and make an offer then apply for the full loan? Thanks :j

    Hello Claire,

    As above - get your offer in. Now you have an AIP, you look like a serious buyer.

    Once you have had the offer accepted, appoint your solicitor. If you have no referrals of whom to use, then ask the EA who they recommend... And then go from there.
