Do I have the Unsellable Flat ?

Hi there everybody. Well I am now at my wits end with trying to sell my 2 bed flat in Kirkcaldy, Fife, Scotland. Has now been on the market for 7 months originally It was valued at £65K fixed for first 3 months only one viewer. Then I reduced to £60K and then again to £55K and since then am getting more viewers but still no-one is biting. Common complaint I am getting is the kitchen is too small of which there is no way of fixing.

I currently live in a different town(when i moved I was told to rent out and watch the money roll in which never happened got many problem tenants) It was these problem tenants that made just say "I just want it gone, pay my debts forget about this god forsaken property game".

    Your flat is lovely! such a great price considering it has got a garden, too. I'm not sure why it isnt selling though.

    Would you be prepared to re-decorate? I'm thinking bathroom and bedroom.
  • nothing is 'unsellable' in a lot of areas prices are falling. All you can do is present the flat as best you can and continue dropping the price.

    Apart from showing it on their website, WHAT are your agents doing in terms of marketing it?

    Any portals or other websites?
    Do they have a high-street window in Kirkcaldy?
    Are they doing any press activity?

    Have you asked them what they're doing? Have you spoken to them recently?

    Why did you pick them in the first place?

    You need to do a lot of dressing it up, colour coordinating and the like, it's a nice flat just needs a dressing lift

    Yes its on rightmove
    Yes they do have in the high street window in Kirkcaldy
    Yes it is advertised in the local press
    I'm in contact with them every week and same story person comes along and the kitchen is too small. Have now chnaged the price to offers in the region of 55K.

    I picked them because i bought the house from them in the first place and after looking around they seemed to the best deal. I can't afford to switch agents now.

    Have you contacted the local MP and asked him about this comment?
