Is working hot water system required for a residential mortgage? Maybe a habitability requirement? It seems that the vendor has disclosed that the one in the place I'm buying either doesn't work or will be removed.
I don't care because I'll be replacing the hot water only boiler that I saw when viewing with a central heating system but if it blocks me from getting a mortgage that will matter.

You should be OK.
Generally when a valuation for mortgage purposes is carried out they won't test services. They usually say in their report that they can't gaurantee them etc etc and the purchaser should make their own enquiries.0 -
It'll be fine. I hope you negotiated a discount based on the lack of a boiler.
Our house has a heat only boiler with a cylinder in the loft. I'm just in the process of deciding whether to get a heat only condensing boiler or a combi condensing boiler fitted as the house we recently bought has a boiler fitted in 1990 and it doesn't seem to be very efficient!
This weekend's DIY job is to replace the current controller that puts on the central heating when all I want is hot water. You can imagine how uncomfortable it was at our house during the recent heatwave with us being forced to put the heating on in order to bath the kids! :eek:0 -
Thanks. I've now checked with my planned lender and they tell me that no hot water is fine, so long as there is at least cold water and a way to warm the property. Those are in place, so no problem.
RenovationMan, I'm getting a good price. If my building survey doesn't turn up anything really bad I should have a very good deal. The lack of a boiler turned up in the standard questions for sellers, so I wonder if they thought the price was too good and decided to take it or just got around to disclosing that it didn't actually work.Seller won't be awake for a few more hours so I'll have to wait a while longer to find out the story. No other issues in the disclosures, fortunately.
