  • Okay, I'll PM you. I'm not sure how far and wide his empire stretches though. He seems to be intent on buying all the ex-local authority properties in my small town but I didn't ask him if he also looks further afield.

    The Financial Services Authority (FSA) has today set out the rules which will ensure there are proper protections in place for vulnerable customers in arrears on their mortgages or entering sale and rent back (SRB) agreements.

    sapman17, a month is just about doable if you price it very competitively with a normal estate agent sale. That'll still probably get you a better price than a quick buyer. The limit to speed will probably be the buyer's mortgage company.

    If that's not acceptable you might discuss the local auction market with a local estate agent or two and see whether they recon that might get you a better price than a fast buy company. The advantage of an auction is that completion in a month is a standard auction term so you can be pretty well assured that the sale will be done in that timescale, if the auction is successful.

    If you have money another option is to move out now and start renting immediately, or to plan to do that overlapping the sale. If this gets you the emotional time needed to take a bit more time over the sale it should leave you better off than rushing the sale.
  • The auction idea is good. I know an auction company who put your property up for sale at a cost of £250.00. If it does not sell they re-list it at no further cost. I was going to consider using them until I found my local buyer.

    You can list cheaply with an online estate agent, but that might be a false economy if they either don't sell your property, or can only get 5-10% less for it than a proper good Bricks and Mortar agent with experience.
