Abbey Mortgage Offered then withdrawn

New poster here,
We have had our mortgage offer through but noticed ifa had used wife’s maiden name. Once abbey were notified of this they asked a few questions such as date of marriage then withdrew their offer.
I find this all very difficult to understand. What went wrong, should we now re-apply ensuring the correct married name is used. We have obviously lost our val fees etc. The appeal was also denied.
It’s a bit hard to swallow they were fab, from app to offer in 10 days. Can anyone help as apparently they do not give the intermediaries any reason?
Thanks

Hi and welcome to the MSE forum
What has your broker suggested you do as the next step?0 -
Do you think the IFA might have done it deliberately because they thought the mortgage would be better applied for as a non-married couple? I can't understand how that would work though, since obviously the paperwork would have the wrong name all over it!
Abbey might have thought it was deliberate though, and pulled the offer completely, or possibly somebody else reviewed the whole application and declined it for a separate reason.0 -
No I do I believe it was a clerical error as my wife and I have known IFA a long time (before marriage.) AIP was done in a rush without our presence, so I can see how this happened.
Because Abbey don’t give reasons were totally lost here, IFA is now unsure as well.
Are abbey likely to accept a new application or as suggested will they see it as something sinister it’s so hard to deal with as you can’t really communicate with them and they refuse to comment to IFA.
Thanks.
Also would credit searches not be linked to married name?0 -
How long have you been married? On my credit report there is no links to my wife (married six months) even though we have a joint account. Not sure how being married can have affected it, would have thought it made it safer. I assume the application would also not have listed you as married rather than just a name error?
How much effort has your wife been to to change her name? Has she told all her banks, etc?
To be honest I'm not sure why they'd turn you down, unless you were a borderline case and the change has made them have a rethink.
How was the application in general? Any previous credit issues?0 -
Sounds awful, but I suspect Abbey have found something, or think they have found something on your wifes credit file, I would suggest she gets hold of this and checks it out, there is no reason why Abbey would decline just because of an admin error, get the report and get your broker to speak to Abbey, there is a reason they have done this, your broker should be able to find out why, and get the offer re-issued without having to reapply.I am a mortgage adviser. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Declined is all Abbey are telling the IFA the application was a 90% ltv. However we are now looking for a 75% LTV any advise on other lenders. There is a default on one credit file from 3-4 years ago however that is all.0

If you have a default then you will not get a 90% deal, at 90% you will need to be squeaky clean................or better!I am a mortgage adviser. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Thanks for the advice. With upping our deposit to 25% are we likely to get through an AIP with lenders and if so where do we now go as abbey have pulled our offer and obviosuly searched us more than once as a second app was put in - in the correct name!
Thanks again.0 -
