Solicitor fees

Just wondering what the average or a reasonable amount to be paying a solicitor is when buying a house.

We are FTB's and buying through Homebuy Direct. They gave us contact details of a solicitors who have alot of experience in Homebuy customers and they quoted us at £849.

Is this reasonable?

Sorry i am useless at knowing about at all this stuff and i am the one who is having to deal with it all.

    Hi,

All the necessary searches they will need to carry out. They quoted me this for everything and said no hidden extras or charges.

    Sounds about right.

Why not ring round 3 local firms and get a quote off each - making sure they can act on behalf of your lender first.

I did get a few quotes from other companies and they were all crazily higher than that price!

I know they will act on behalf of the lender as they work with the Homebuy Direct scheme in the majority of cases.

    Thanks :)

go with one you can walk into and get things done......believe me it is worth its weight in gold....as i have just found out.....
It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.
  • Last quote I have on record for similar contract (7 months ago - we don't do many of these) was £525 all inclusive (obvioulsy no stamp duty involved - but a samll introducers commission in there for us, which is declared to client), with our preferred solicitor (all business done remotely and we haven't had a problem in the three and a half years we have been using them exclusively - so 'local' not always vital).

My guess - you are paying a reasonable but not cheapest fee - but with solicitors cheap is not neccesarily a good idea - see Wolstenholme thread.
