New to this - Mortgage advice needed

* I am reposting this post in a new thread with a different subject as couldn't get any replies from the forum members. Hope someone will be kind enough to reply this time aroundn. *
First of all, new to the forum so HI ALL and please be gentle
Right, Mrs and I have finally decided to buy a house :j and have viewed a few properties during the past some weeks. Looked at a property today and are thinking of putting an offer in.
Now I am going to ask the age old question - should I go through a broker or go directly through a lender? What do the good folks of the forum think?
If I do go through an advisor - can someone please recommend good, honest mortgage advisor in the Warwickshire area.
My circumstances in brief are:
1. first time buyer
2. able to put 15% / 20% as deposit
3. I am working as a Contractor at the moment but will be starting a permanent job with the same employer from 1st of July.
4. essentially debt free atm
Any recommendations / help are highly appreciated :-)

I don't live in Warwickshire so no I cannot recommend anyone. There are a few advisors who post frequently on this board and,in my opinion,some are better than others but the good ones do seem to shine through.
In my experience having used advisors, and having done it myself,there is no need to use an advisor, if
a) your application is straightforward
b) you are reasonably intelligent and can spend some time researching
c) you know what you want
If you are in any doubt then the forum is a good place to ask questions, with all the usual forum caveats.
as I say, all in my opinion.

The fact that you're starting a new job on 1 July will complicate matters - will you have a probationary period? I'd go through an adviser because of this.
edit to say - I think you should sort out your mortgage before you start looking at houses/putting offers in.0 -

Hi beecher2, thanks for your reply.
Its essentially not a new job, as I have been working in the same position for the last 4 years as a contractor. I was asked by the employer to become a permanent member of staff and I said yes. Therefore, no probationary period. Just a huge pay cut! :eek::(

If your pay is going down then make sure you're upfront about it with potential lenders as this will impact on how much you can borrow.0 -
