Does your fixed term rate mortgage have an ERC (Early Repayment Charge) ?
If so this may make a difference to your decision.
In the latter part of a mortgage the majority of each monthly repayment is capital rather than interest. So it may be worth topping up your ISA or Pension Plan instead of bringing the term under 5 years.0
