If the future is so great Hamish & ISTL, why aren't you buying more properties?
I'm not extending my property portfolio as I'm happy with the investments I have made and am looking to reduce their LTV.
If I had lived my life differently in the past, then I might have been in a position to consider extending further, but I'm realistic in understanding where I am and what I am comfortable with

I have never gauranteed prices will rise. I can 100% gaurantee that
I have said that long term, history shows that properties rise.
I've said that property investment for me is a long term investment.
I've also previously said that house prices need to lower. That was when it was way above the long term trend
I stick to looking at facts.

There is hope for you though. When your 1,2 or 3-0 down, there's always a chance that you can stage a comeback.

If i had enough money for a deposit id definately be buying to extend my portfolio. as the rental market is strong in my area, the rent would actually cover a 100% ltv easily (at rates pre 2007).0
