    I have never gauranteed prices will rise. I can 100% gaurantee that ;)

    I have said that long term, history shows that properties rise.
    I've said that property investment for me is a long term investment.

    I've also previously said that house prices need to lower. That was when it was way above the long term trend

    I stick to looking at facts.

    There is hope for you though. When your 1,2 or 3-0 down, there's always a chance that you can stage a comeback.

    If i had enough money for a deposit id definately be buying to extend my portfolio. as the rental market is strong in my area, the rent would actually cover a 100% ltv easily (at rates pre 2007).
