OK, so first bid was rejected...

but I still really like the house! I bid about 12% under the asking price and the vendor has come back to say no way. Not entirely unexpected but I'm not sure how to play it now. I'd be willing to offer again at about 8% under, which the EA said might be acceptable to them. How long should I wait before submitting a further offer? I don't want it to seem like I have endless amounts of cash (I don't!) or appear too keen.

The EA asked 'what I'd go up to' when I submitted by offer - is that normal!? Surely if I had a price in mind above the offer, I'd have offered it?!

    Let them stew and spend time looking for a similar property where the vendor actually wants to sell.

    I'm sure it is normal for them to ask - but remember they work for the seller and get commission.

    So if you say them, well, offer £150k, see what they say, but at a push I would stretch to £155k.

    They will then come back and either accept the £155k or say no. The £150k will quickly be forgotten.

    I would present every offer as a final offer, but that is just me.

    I haven't offered anything further yet. Just left it that they'd rejected my -12% offer. Do you think I should offer at -8% now, or wait a bit? How did your bid turn out?

    That was exactly my thinking. I just told her that 'for now, that is my full and final offer'. Why would I tell her anything else!

    Wait for the EA to say that there is another couple interested in the property also....yawn....

    Leave it to cook for a week or so and have no further contact.

    Look at other properties.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..
